One of the Worlds leading FM Service Providers is looking for a hands on Engineering Supervisor to work on a number of high end Commerical & residential properties in London. You will become an integral part of the Team, having the responsibilty of a team of enginners reporting in to you. This will be a showcae site, setting an explampe of the service that this comany provide to its clients.
Purpose:
Provision of all-round engineering support, maintaining the building infrastructure. Have a detailed understanding of all new or current Building Services systems and contingency procedures within the buildings, and complying with the Health & Safety/building codes of practice.
It is the Shift Supervisors role to act as a co-ordination point for the day-to-day activities on site between the shift team, specialist service partners and on-going project works.
The Shift Supervisor is responsible for ensuring that all activities within the building are undertaken with a professional and conscientious outlook with regards to the quality of work and Health & Safety, maintaining the 100% uptime criteria.
The Shift Supervisor will ensure that there are excellent standards of response to plant failures, completion of assigned work and ensure any abnormal operating conditions and housekeeping issues are dealt with proficiently.
The individual should have a very good track record and should be capable of running the operation whilst on duty including their respective shift engineers. This is also a hands on role and therefore must have hands on experience of HVAC maintenance.
The Shift Supervisor should come from an apprenticeship, ONC / BTEC or equivalent and have a current Low Voltage Qualification. Ideally they will have been exposed to the Critical Services Environment with experience of emergency procedures and systems, issuing permits, sub-contractor control, labour control, and completion of PPM's.
With the diverse nature of our customers business and continued up time being a priority, means essential maintenance may need to be carried outside of normal hours and therefore a flexible approach to work is essential.
Duties and Responsibilities:
* Close liaison and working relationship with the Technical Manager
* Operate all systems within the buildings in a competent, effective and efficient manner
* Act as the Duty Authorised Person (HV) whilst on duty
* Issue relevant site Permits as part of the Safe System of Work
* Completion of PPM and reactive tasks and update the system.
* Ensure that daily tours are completed and repair or report any defects found via the Landlord helpdesk
* Identification of materials required to be order in a timely manner and completion of the internal Materials Request Form
* Maintain and supervise effective shift handover including critical plant status, plant isolations, issues arising, ongoing works, special task requests, standard of housekeeping
* ensure that the shift log is accurately completed by the end of their shift and paperwork is filled in correctly and kept up to date
* Comply with both statutory and company health, safety and environmental regulations and policies.
* Timely implementation and recording of statutory inspections including accurate recording of fire, access equipment and water hygiene records within their specified folders completing regular audits on the folder management.
* Control of 3rd party contractors including monitoring of work performance and standards, including internal auditing where applicable in conjunction with the Technical Manager
* Ensure that Specialist Service Provider worksheets are signed off, the quality of work is inspected and recommendations are escalated to the Technical Manager
* Take responsibility for escalating critical incidents and producing and submitting incident reports within the prescribed timescales in conjunction with both the Technical /Account Managers
The Shift Supervisor will be expected to operate and trouble shoot all building systems but not be limited to the following:
* Building Management Systems and electrical monitoring
* Blind Control syste, Air handling, conditioning and terminal units – VAV and CRAC,Window Vent Systems,Cooling tower plant,Domestic water services,Fire prevention and detection systems,Variable speed drives,Generators, load banks and controls,AC, DC single phase and three phase motors,UPS systems, batteries, static switches and associated controls. Emergency lighting, High and Low voltage switch panels and associated breakers
Skills:
* Approved apprenticeship or appropriate experience within Building Services
* Excellent communication skills and the ability to deal with staff and Customers at all levels
* Formal qualification in electrical, mechanical or building services engineering
* Experience as an end user of a Building Management Systems
* Demonstrable experience of managing contractors and supervising staff
* Intermediate computer literacy using Windows Office applications (Word, Excel and Outlook)
Qualifications:
* 17th Edition IEE: Wiring & Installation
* Previously LV/HV Authorised Person
* C&G 236 Parts 1 and 2 or mechanical equivalent
* C&G 2391 – Desirable
* Be conversant with current Health and Safety legislation with relevance to safe working practices. Sound level of administration/organisational skills
